About these Plots: These are 7% plots allotted to farmers against their land acquired by Yamuna Authority. These are very similar to 5% farmer quota plots allotted in Noida years ago and 6% farmer quota plots allotted in Greater Noida few years back. These plots are residential plots and 50% part of these plots can be used for commercials. We are exclusively doing it because of our relationship with farmers, through our goodwill and trust we created in the region for past 10 years.
Location: These types of plots are available in almost all residential sectors of Yamuna Authority. We are offering in sectors 18 & 20 of Yamuna Expressway Authority. These plots located mostly in nearby villages of the Sectors.
Transfer: These plots are not transferred immediately but take maximum 6 months of time in transfer. All plots are coming from our trusted farmers. For our customer’s assurance we get signed 4 documents from farmers:
1. Agreement to Sell
4. Dully signed Transfer Kit
Size of plots: Starting from 120 sq. yard to 1000 sq. yard.

What type of risk is involved?
There is actually no risk involved. There is only delay as the Authority process for transfer of these plots takes at least 1-2 years of time. The farmers are known to us through our strong relationship in this region/area. Apart from these we get GPA, Agreement to Sell & will to ensure we have all legal documents for these plots. Last but not least it is our trust with you and we ensure to get these done. There are hundreds of examples in past where people got benefitted by getting these plots in Noida & Greater Noida.
Are these plots authorized?
These plots are not illegal or nor in any illegal colony. These are authority plots so no question of illegal and authorized. The plots are/will be allotted by Yamuna Authority thus no question on authorization of these plots.
What are minimum / maximum rates for these plots?
Each plot has its value as per its location. These plots are available starting from 5000 to 7000 per sq. mtr (June, 2012). The corner and good location plots obviously have higher value.
Why these plots are so cheaper while the authority plots are available at rates of 12000 per sq. mtr.?
The plots are cheaper as there is no mediator. The Farmers are getting at least 6-8 times of the value of their land was acquired by authority.
What is the future of these plots.
The future is always un-certain as no one can tell about the future but we always talk about past trends to predict the right future. The trend says that these kinds of plots have given up to 20 times appreciations in few years. The commercial land rates are always 3 to 5 times of residential land rates. There are various showrooms and markets you are able to see in Noida & Greater Noida are constructed on farmer quota plots.
